Quantitative and Spatial Aspects of the Real Estate Markets in the Warmian-Masurian Voivodeship, Poland

Abstract

The aim of this paper is a quantitative and spatial analysis of the attributes determining local housing markets in the Warmian-Masurian voivodeship in Poland. The study assumed 21 counties treated as local housing markets and environmental, social, economic, and infrastructural data concerning the analyzed counties. The source of data was the Central Statistical Office. The research carried out, using principal component analysis (PCA) and the development of a synthetic indicator, made it possible to identify groups of counties with similar socio-economic characteristics (clusters). This refers to the valuer using data from specific counties when there is a lack of information in the local market being analyzed. The research results showed significant differences between urban and rural districts in the Warmian-Masurian Voivodeship in Poland. The data presented provide knowledge which will help to shape the region’s spatial policy and infrastructure planning.
